Christiaan Viëtor has been a specialized lawyer in real estate and construction law since 1998. Within real estate and construction law, Christiaan has an advisory and litigation practice (including arbitration). Construction Law

Christiaan provides legal guidance in every area of construction law for construction companies, installers, project developers, principal (private and government), architects, and/or consultants. He assists you in drafting or reviewing your building contracts (traditional, construction team, turnkey, BIM, etc.) and general terms and conditions (UAV 1989, UAV 2012, AVA 1992, AVA 2013, AVA 2023, UAV GC 2005, UAVTI 1992, ALIB 2007, AVIC 2016, DNR 2005, DNR 2011, SR 1997, RVOI 2001, FIDIC, VOB). Christiaan is well-versed in all discussions that arise in construction, such as building discussions, extra/less work, subcontracting, construction time overrun, delay damages, discounts, (hidden) defects, prescribed subcontractors, prescribed materials, design errors, price increases, etc. Christiaan is familiar with the obligations for contractors under the Wet kwaliteisborging voor het bouwen van het (WKB).

Construction Disputes

Christiaan is familiar with all disputes that can arise before, during, and after the construction process, such as building specification discussion and contract provisions, extra and less work, delay damages, subcontracting, construction time overrun, discounts, defects, prescribed subcontractors, prescribed materials, design errors, price increases, etc. Christiaan provides expert advice, negotiates, and/or litigates on your behalf. Christiaan speaks the language of the building industry and has extensive experience in various arbitration institutes (Raad van Arbitrage in Bouwgeschillen, Raad van Arbitrage voor de Metaalnijverheid, Nederlands Arbitrage Instituut) and the civil court.

Project Development

Christiaan supports you in all legal aspects of project development in residential and utility construction and is your expert partner in contract negotiations. He has extensive experience in contracting in the context of project development, such as letters of intent, partnership agreements, project realization agreements, implementation agreements, turnkey (purchase) agreements, construction contracts (traditional, construction team, BIM, etc.), design contracts, lease agreements, purchase agreements, and PPS.

Installation Construction

Christiaan assists you in all aspects of installation construction: contract formation, contract review, general terms and conditions (ALIB, UAV, UAVTI, UAV-GC), liability of the installer, liability of the installation consulting firm, subcontracting, warranty issues, coordination issues, planning discussions, inadequate data provision, specification interpretation, etc.

Infrastructure Construction

Christiaan advises you on infrastructure works (road construction, soil, structures, etc.). He assists you in questions and/or discussions regarding the interpretation of specification provisions (RAW), specification changes, extra and less work, payable and estimated quantities, warranties, pricing, cables & pipes, soil, construction time, delay damages, discounts, design and execution errors, (hidden) defects. Christiaan is familiar with integrated contract forms (UAV-GC 2005, Design & Construct, DBFMO).

Arbitration and Civil Court

With more than 25 years of experience, Christiaan is involved in various arbitration institutes (Raad van Arbitrage in Bouwgeschillen, Raad van Arbitrage voor de Metaalnijverheid, Nederlands Arbitrage Instituut) and the civil court (summary proceedings, substantive cases, appeals, petition proceedings, and attachment). Expert procedural assistance is one of the key focuses of BOLT Real Estate. Knowledge and experience of legal proceedings are indispensable in assessing your chances in a dispute in the construction and/or real estate sector. Christiaan is uniquely capable of presenting and pleading your position professionally in a procedure.

Christiaan provides expert support in all aspects of design and architect law. With more than 25 years of experience, he drafts and reviews all types of design and consulting contracts for construction (DNR, SR, construction management, RVOI, design team, management, etc.) and can provide quick and expert advice on them. Christiaan specializes in all design and consulting conditions for construction, such as DNR 2005, DNR 2011, SR 1997, and RVOI 2001. He also assists you in discussions that you may encounter as a designing, advising, supervising, or contracting party during the construction process, such as discussions about data provision, design errors, extra and less work, early termination, copyright, etc. Christiaan has extensive procedural experience in various arbitration institutes for architects, consulting engineers, and advisors (Raad van Arbitrage in Bouwgeschillen, Nederlands Arbitrage Instituut) and the civil court.

Buying/Selling, Property Rights, and Disputes

Christiaan guides you in the purchase and sale of real estate, whether or not in the context of project development. He assists you in assessing purchase contracts, drafting them, and negotiating the purchase of real estate. BOLT provides legal guidance on easements, leasehold, building rights, neighbor law, condominium law, etc. Christiaan has extensive experience with disputes related to the purchase and sale of real estate, such as defects after purchase (non-conformity).

Lease Law

Christiaan assists you in the context of leasing and renting commercial and residential spaces. Christiaan is a member of the Vereniging voor Bouwrecht, de Vereniging voor Bouwrechtadvocaten en de Vereniging Vastgoed Juristen. Christiaan successfully completed the Verdiepingscursus Privaatrechtelijk Bouwrecht van het Instituut voor Bouwrecht and is a guest lecturer in Real Estate Law at the Built Environment program at the Amsterdam University of Applied Sciences.
